What is HOME?

The HOME Investment Partnerships Program (HOME) is federal funding provided to the City of Dayton by the U.S. Department of Housing and Urban Development. HOME projects may include building, buying, and/or rehabilitating affordable housing for rent or homeownership or providing direct rental assistance to low-income people. 

Project Highlights

Hoover Place

National Church Residences is working to rehabilitate 144 units of affordable Senior housing, which borders the Little Richmond and Residence Park neighborhoods. Hoover Place Senior Housing LP is utilizing HOME funding to rehabilitate and modernize the 144 units that are in disrepair. This project is consistent with the Northest Dayton Vision Plan. This rehabilitation project cost is estimated at approximately $22.2 million. When completed, Hoover Place will offer modern, handicap accessible, affordable one and two-bedroom apartments. There will be 8 one-bedroom and 136 two-bedroom apartments within this project. 

Germantown Crossing

Germantown Crossing is a new construction, 50-unit affordable housing community in Dayton, Montgomery County, Ohio. The property is located at 1520 Germantown Street, the site of the old Daymont building. This neighborhood is experiencing significant investment and redevelopment, of which this project will play an integral role. 

Kinship Family Housing

The Kinship Family Housing project is 26 units of duplex-style 3-bedroom units for families. 8 of the units will be restricted to families at or below 50% AMI, the remaining 18 will be restricted to families at or below 60% AMI. Rents are set at $979 per month. The total project cost is just under $13,000,000, with $2,000,000 coming from a HUD Community Project Funding grant, $1,652,376 from City HOME, $500,000 from DRP funding, $200,000 from Montgomery County HOME funds. The project is also utilizing 4% Low-Income Housing Tax Credits issued by OHFA, along with a traditional first mortgage and Dayton Children’s Hospital equity.
